When you are building your first home, the whole building process can be quite intimidating. First of all, you need to find a builder in Wellington who suits your requirements and then you need to make sure that you have included everything you want in the design of your home.
Outside of your design concerns however, there is a natural building process, which all Wellington builders should follow, as the building of your home progresses. In general there are 9 different stages to any new home build.
The Building Process
STAGE 1: This is where your Wellington builder gives you the costs involved in your build. You need to read through these estimates carefully, so you know exactly the costs you need to pay and the timing of the payments during the building phase. You will need to pay a deposit, as well as a number of staged payments, as the build progresses. So be sure to chat to your financial institution and make sure that the funds will be available when needed.
STAGE 2: At this stage, you need to sign the building contracts and once this is done, the specifications to your build are set. This means that any changes you make to these specifications, will incur additional costs and expand the building timeline.
STAGE 3: All building permits are obtained by your builder in Wellington. Your builder will also take out insurance with QBCC, who will send you a copy of the purchased insurance. You need to read this insurance policy carefully, so you know exactly what is and what is not covered.
STAGE 4: At this point, you can make all of your colour selections for the exterior of your home, as well as for the walls, kitchen cabinets, floorings etc., and select all of your internal fittings.
STAGE 5: Building begins and the site is cleared, and drainage, plumbing and foundations are laid.
STAGE 6: This is where you really see your home taking off, because in stage 6, we erect the framework of your home, including the roof trusses.
STAGE 7: Once the windows and external doors are fitted we are at the lock-up stage, and we start on all the external work, such as roofing, gutters, cladding and the brickwork.
STAGE 8: The internal fixing stage comes next, which is where the internal walls are completed with architraves and skirting, as well plastering, electrical and plumbing. Then there is the heating and air-conditioning, kitchen and bathroom fit-outs, additional cabinetry, the flooring and so on.
p>STAGE 9: This is where your home is completed, final inspections are performed and we hand over the keys to your new home.
